PRE-PURCHASE INSPECTIONS
This type of inspection is our most frequently requested service. It is best to call and schedule your inspection after your offer/counteroffer to purchase the property has been accepted (in writing) by the seller, and you have opened or are scheduled to open escrow. We conduct these inspections on pre-owned ("used") properties, brand new properties, and bank-owned/foreclosed (REO) properties. The building(s) will be single-family homes, town homes, condos, apartment houses, commercial buildings and manufactured ("mobile") homes. Pre-owned (Used") properties: As a buyer, you will eventually receive a multi-paged legal document from the seller of the property entitled the "Transfer Disclosure Statement" (TDS). The intent of this document is for the seller of the property to disclose any and all items they are aware of that could influence your decision to purchase, or NOT to purchase, the property. Please be advised that it has been our experiences that many times these documents are generally incomplete and/or inaccurate, with many (seller) replies to questions answered as "Do not know". These older properties often have older, sometimes original, components and equipment that are at or very near the end of their expected lifespan. In addition, deferred/neglected maintenance of components (very common) can result in immediate or latent hazards to the building occupants. Over the years, the majority of these properties have had miscellaneous additions, modifications, and alterations by various individuals such as homeowners, handymen, contractors, etc. It is of the utmost importance that you are educated and informed that this work was performed in a (proper and safe) manner consistent with accepted trade practices, industry standards, and local building codes. Over the years, certain products, equipment, and components (including specific brands) installed in buildings have proven to pre-maturely fail or deteriorate, or be originally constructed/designed defectively in a manner resulting in immediate or latent hazards to the building occupants. Examples would be certain wire types, plumbing pipes, electrical panels, furnaces, roofing products, and chimneys, to name just a few.
