Warranty Inspections

WARRANTY INSPECTIONS

If you have purchased a "new" home within the last few years, and especially within the last year, we highly recommend you consider scheduling one of our new home warranty inspections, even if the home had an independent professional inspection when you first purchased and before close of escrow. (Be advised that conditions can and will change and deficiencies can manifest with time and usage that were not visible and evident at purchase). These are often referred to as "11th month" warranty inspections, as most of our prudent and diligent clients elect to have the inspection performed just before the builder's (typical) 12 month warranty expires. While it is true that most builder's "bumper-to-bumper" warranties expire after 1 year (some are 2 years), some building components (e.g., plumbing, electrical, hardscapes, and structural) are REQUIRED to be warranted additional years, as per The State of California Civil Code, Sections 895 to 945. It has been our experience that most of our clients claim they were never informed of these "extended warranty" requirements from their builder/developer!

Our post-inspection follow-up communications and feedback with warranty inspection clients have educated us that in the overwhelming majority of cases our comprehensive and detailed written reports SIGNIFICANTLY assisted them in getting the builder to take their (often repeated) requests for warranty claims seriously. Our professional and easy-to-read documentation of the property conditions served to be the additional leverage needed to (finally) "encourage" the builder to correct (replace or repair) the deficient conditions promptly and professionally.
